The total cost of buying a flat in Delhi

Beyond the price tag: every cost to budget for, with worked totals for 2, 3 and 4 BHK flats in Chhattarpur.

What you pay beyond the flat price

The price on the brochure is the biggest number, but it is rarely the only one. When you plan your budget for a flat in Delhi, add these:

  • Stamp duty: 4% if the flat is registered to a woman, 5% jointly, 6% to a man. This is a government charge, paid at registry.
  • Registration fee: 1% of the value, also paid at the sub-registrar's office.
  • Lawyer's fee: for checking the papers and drafting or reviewing the sale deed, if you use one.
  • Home loan costs: the bank's processing fee, and pre-EMI interest while an under-construction flat is being built.
  • Builder's charges: some builders add parking, club, power backup or "preferential location" charges on top of the base price. Always ask for the final, all-in figure in writing.
  • Moving in: interiors, furniture, wardrobes, appliances and shifting.
  • Running costs: property tax, electricity and water bills, and any maintenance charges.

Example: what our flats cost in total

At Khattar Realty, the flat price is all-inclusive: there are no separate parking or other builder charges. Stamp duty and registration are the only charges paid on top, to the government. Registering in a woman's name, the total at our starting prices comes to roughly:

FlatStamp duty (4%)Registration (1%)Total
2 BHK
Rs 60 lakh
Rs 2.4 lakhRs 60,000Rs 63 lakh
3 BHK
Rs 90 lakh
Rs 3.6 lakhRs 90,000Rs 94.5 lakh
4 BHK
Rs 1.15 crore
Rs 4.6 lakhRs 1.15 lakhRs 1.21 crore

Registered to a man (6%), add 2% of the price. Interiors, loan costs and moving are extra in every case.

How to keep the total down

  • Register in a woman's name, or jointly with her, to pay less stamp duty.
  • Compare processing fees across banks; they vary.
  • Choose a flat with a modular kitchen and fittings already in, so you spend less on interiors.
  • Ask for a written cost sheet before you pay a booking amount.
