Home loan for an under-construction flat in Delhi

How much you can borrow, how the bank pays the builder in stages, and the documents you need, with examples for flats in Chhattarpur.

How much can you borrow?

RBI rules cap how much of a flat's value a bank can lend. This is called the loan-to-value (LTV) ratio:

Loan amountMost a bank can lendYou pay at least
Up to Rs 30 lakh90% of the value10%
Rs 30 lakh to Rs 75 lakh80%20%
Above Rs 75 lakh75%25%

Stamp duty and registration are usually not counted in the loan, so budget for them separately (see our stamp duty guide).

What that means for our flats

3 BHKRs 90 lakh80%Rs 72 lakhRs 18 lakh
4 BHKRs 1.15 crore75%Rs 86.25 lakhRs 28.75 lakh

The bank decides your actual loan amount from your income, existing loans and credit history.

How a loan works on an under-construction flat

  • Paid in stages. The bank pays the builder in parts as construction moves forward, not all at once.
  • Pre-EMI interest. Until the full loan is paid out, you usually pay only interest on the amount released so far. Full EMIs start after the final payment, or earlier if you choose.
  • Bank checks the project. The bank checks the land title, the approved building plan and the builder's papers before it lends. A registry flat makes this much easier.

Documents you will need

  • PAN, Aadhaar and photographs
  • Income proof: salary slips and Form 16, or ITRs and business papers if self-employed
  • Bank statements for the last 6 months
  • Property papers: the agreement with the builder, the builder's title papers and the approved plan (the builder provides these)

Tips before you apply

  • Check your credit score and clear small outstanding dues first.
  • Compare interest rates and processing fees at two or three banks.
  • A co-applicant, such as a working spouse, can raise the amount you qualify for.
  • Ask the builder which banks have already given loans in the same building.

The White Lotus is under construction with possession planned for February 2027, and home loans are available from leading banks. If you'd rather not wait, The Daffodils has a ready-to-move 3 BHK.
