2 BHK or 3 BHK: which flat should you buy?
Size, price and family needs compared, using real numbers from our flats in Chhattarpur.
The difference in numbers
At The White Lotus, the 2 BHK and 3 BHK sit on the same floor plate, so the comparison is like for like:
| 2 BHK | 3 BHK | |
|---|---|---|
| Size | 765 sq ft | 1,260 sq ft |
| Bedrooms | 2 | 3 |
| Washrooms | 2 | 3 |
| Starting price | Rs 60 lakh | Rs 90 lakh |
| Open sides | One | Two, with balconies |
For about Rs 30 lakh more, the 3 BHK gives you around 500 sq ft extra, a third bedroom and washroom, and more light and air from two open sides.
A 2 BHK suits you if
- You are a couple, or a family with one young child.
- You want to keep the loan and EMI low.
- You are buying to rent out: 2 BHKs rent quickly near the metro.
A 3 BHK suits you if
- You have two children, or parents living with you.
- You work from home and need a study or a guest room.
- You plan to stay for many years; families usually outgrow a 2 BHK.
