Flat site visit checklist: what to check before you buy
Take this list on your next site visit: what to look at outside and inside, and what to ask the builder.
Before you go
- Visit in daylight, and if you can, once more at a busy time of day to see traffic and noise.
- Take your family; small things matter more to the people who will live there every day.
- Carry this list and a phone with a torch and compass app.
Outside the building
- Approach road: how wide is it? Can a car, an ambulance or a moving truck reach the gate?
- Parking: is a car space allotted to each flat? Is there space for guests?
- Security: is there a gate, a guard, CCTV?
- Neighbours: who already lives in the compound? Talk to a family if you can.
- Getting around: time the walk or drive to the metro, the market and your children's school.
Inside the flat
- Light and air: how many sides are open? Which way does the balcony face? (Use the compass app.)
- Room sizes: will your bed, sofa and dining table fit? Take a measuring tape.
- Water: open the taps and check the pressure. Ask where the water comes from.
- Power and gas: is there a separate electricity meter? Piped gas?
- Finish: look for damp patches, cracks, uneven tiles, and doors and windows that stick.
For an under-construction building
- Look at the structure, the thickness of walls and the quality of materials on site.
- Ask to see a finished building by the same builder, and compare.
- Ask for the possession date and the payment schedule in writing.
Questions to ask the builder
- What does the price include, and what is paid separately?
- Will the flat be registered in my name? Which banks give loans here?
- How many years has the builder been building in this area?
Visit Flower Valley
