Stamp duty and registration charges in Delhi

What you will pay to register a flat in Delhi in 2026, with worked examples for 2, 3 and 4 BHK flats in Chhattarpur.

Stamp duty rates in Delhi

When you register a flat in Delhi, you pay two government charges at the sub-registrar's office: stamp duty and a registration fee. The stamp duty rate depends on who the flat is registered to:

Flat registered toStamp dutyRegistration fee
A woman4%1%
A man6%1%
Jointly, a man and a woman5%1%

These are the rates for most of Delhi, including Chhattarpur. Some areas, such as NDMC and Delhi Cantonment, have different rates. A small fixed pasting fee is also charged on the sale deed.

How the amount is worked out

Stamp duty is charged on the higher of two values: the price written in the sale deed, or the government's circle rate value for that property. Circle rates are set by the Delhi government for each category of locality, so the sub-registrar will check the deed value against them.

Examples for our flats

Here is roughly what stamp duty and registration would come to at our starting prices, assuming the deed value is the starting price:

FlatWoman (4%)Man (6%)Registration (1%)
2 BHK
Rs 60 lakh
Rs 2.4 lakhRs 3.6 lakhRs 60,000
3 BHK
Rs 90 lakh
Rs 3.6 lakhRs 5.4 lakhRs 90,000
4 BHK
Rs 1.15 crore
Rs 4.6 lakhRs 6.9 lakhRs 1.15 lakh

Joint registration (5%) falls in between: about Rs 3 lakh, Rs 4.5 lakh and Rs 5.75 lakh.

Ways to save

  • Register in a woman's name, or jointly with her. On a Rs 90 lakh flat, registering in a woman's name instead of a man's saves about Rs 1.8 lakh.
  • Plan for it early. Banks usually don't include stamp duty and registration in the home loan, so keep this money aside along with your down payment.
  • Ask what the price includes. In Delhi, stamp duty and registration are almost always paid by the buyer on top of the flat price. At Khattar Realty our prices are all-inclusive, and stamp duty and registration are the only charges you pay separately.

Why registry matters

Paying stamp duty and registering the sale deed is what puts the flat legally in your name. It is also what banks look for before giving a home loan. Read more in our guide to registry flats in Chattarpur.
