Under-construction or ready-to-move flat: which should you buy?
Price, payments, choice and risk compared, so you can decide which suits your family.
The short answer
An under-construction flat usually costs less, gives you time to pay in stages and lets you pick a better floor or unit. A ready-to-move flat costs more upfront but you can see exactly what you are buying and move in straight away, with no rent and EMI at the same time.
| Under construction | Ready to move | |
|---|---|---|
| Price | Usually lower | Usually higher |
| Payment | In stages as it is built | Mostly at once |
| Choice of unit | Wide | Only what is left |
| What you see | Plans, sample work, the builder's past projects | The actual flat |
| Move in | On possession | Right away |
| Main risk | Delay | Paying for hidden defects |
Choose under construction if
- You don't need to move for a year or more.
- You want the best floor, facing or layout.
- You prefer to spread payments, or to pay only pre-EMI interest while it is built.
- The builder has finished buildings you can visit, so you can judge the quality.
Choose ready to move if
- You are paying rent now and want it to stop.
- You want to inspect every wall, tap and window before buying.
- You need a home quickly, for a school year or a new job.
How to lower the risk of an under-construction flat
- Visit the builder's completed buildings and talk to the families living there.
- Visit the site more than once and watch the progress.
- Get the possession date and the payment schedule in the agreement.
- Pay in stages linked to construction, not all upfront.
