Documents to check before buying a flat in Delhi

A plain checklist of the papers to see before you pay, the papers you will sign, and what to do after registry.

Papers to see before you pay

Most problems with property in Delhi come from papers, not bricks. Before you pay a booking amount, ask to see these and have a lawyer check them:

  • Title documents: the registered sale deed of the land in the seller's or builder's name, and the earlier deeds that show how it came to them (the chain of title).
  • Proof there are no loans on it: ask whether the land or building is mortgaged. A lawyer can search the records at the sub-registrar's office.
  • Registry for you: confirm in writing that your flat will be registered in your name with a sale deed, not handed over only on GPA or agreement papers.
  • Bank approval: ask which banks have already given home loans in the same building or compound. A bank's approval means its lawyers have checked the papers too.
  • Property tax and bills: for a ready flat, ask for paid property tax receipts and the latest electricity and water bills.
  • Builder-buyer agreement: read the price, the payment schedule, the possession date, the specifications and what happens if either side is late.

Papers you sign and receive

  • Booking receipt: for the amount you pay at booking, on the builder's letterhead.
  • Agreement to sell: sets out the price, schedule and specifications.
  • Payment receipts: for every instalment. Pay by bank transfer or cheque so there is a record.
  • Registered sale deed: signed at the sub-registrar's office after you pay stamp duty and the registration fee. This makes the flat legally yours.
  • Possession letter and handover of keys, meters and connections.

After registry

  • Apply for mutation with the municipal corporation so property tax records show your name.
  • Transfer the electricity and water connections to your name.
  • Keep the original sale deed safe; if you take a home loan, the bank holds it until the loan is repaid.

At Khattar Realty, every apartment is sold with registry in the buyer's name, and home loans are available from leading banks. Read why that matters in our guide to registry flats in Chattarpur.

Questions buyers ask

Documents to check: FAQs

Which documents should I check before buying a flat in Delhi?

The title deeds and chain of title, proof the property isn't mortgaged, written confirmation of registry in your name, which banks give loans on the building, and the builder-buyer agreement.

What is the difference between registry and GPA?

A registered sale deed transfers ownership to you and is accepted by banks. A GPA (general power of attorney) only lets someone act on the owner's behalf and is a much weaker title.

What is mutation of property in Delhi?

Updating the municipal property tax records to show the new owner's name after registry.

Do Khattar Realty flats come with registry?

Yes. Every apartment at The White Lotus and The Daffodils is registered in the buyer's name.
